Project Management
Effective project management is fundamental to the construction process. While on many of our larger projects we work alongside dedicated project managers, we also act in this capacity in our own right, especially for private residential projects.
We coordinate appointments, review designs, conduct risk appraisals, produce site reports and resolve snags prior to client handover.
What We Do
-
Brief
For inexperienced clients, we will guide you through the process step-by-step, starting by explaining your own responsibilities as Client, and then working with you to crystallise your objectives for your project into a considered and thorough briefing document.
-
Appointments
We will seek quotes from a number of suitable consultants with whom we have successfully worked in the past for each specialist design discipline and manage the appointment process, including representing you in agreeing appointment terms alongside your legal representative. We will issue instructions on your behalf to all appointed consultants and compile their monthly invoices to issue to you in batches, with our recommendation for payment.
-
Design Management
We will develop a project execution plan, which will include a draft Design and Construction Programme, a Project Risk Register and propose appropriate procurement routes and contracts. If appointed as Lead Consultant and Lead Designer too, we will manage the whole design process.
-
Reporting
Throughout the process we will provide a written monthly Project Progress Report, providing clear assessment of progress against programme and budget.
-
Contract Administration
Once the design is complete our role will become predominantly that of Contract Administrator. We will oversee the tender process, negotiate terms with the preferred contractor, manage the change control process, issue instructions to the contractor, advise on disputes and certify payments and practical completion at the appropriate times. We will also advise on the transition from construction to occupation.
