We will meet with your team to understand the brand and agree brand standards and guidelines, formulate a coordinated brief that addresses the needs of all stakeholders and determine a sensible budget and programme to work to.

We will visit potential sites and provide building appraisals for existing and proposed sites, together with an overall estate strategy, in collaboration with your team and appointed specialists.

Working alongside your team and appointed specialists, we will prepare initial design responses and assess their respective merits. We will liaise with cost consultant to assist with the outline cost plan.

If relevant, we will carry out a full 3D measured survey of the site or existing property from which to develop the design of the concept.

We will build a BIM model to develop the selected design option into a coordinated initial concept with which to engage in an initial dialogue with the landlord and the local planning department. We will ensure the design is compliant with all post-Covid-19 requirements. From our model we can create visualisations and fly-throughs to help sell the scheme to other stakeholders.

We will develop the BIM model and prepare and submit any applications for planning consent, landlord’s Licence to Alter and Building Control.

We will advise on the appropriate method of procurement and, if necessary, suggest an appropriate shortlist of contractors and prepare and oversee the tender process. Alternatively, we will work with your in-house or appointed specialists in accordance with your established processes.

With all approvals in place, we will prepare detailed technical drawings and specifications for the scheme, all fully coordinated with structure and services, as appropriate for the chosen procurement route. When working in department stores we will provide brand guidelines for in-store concessions, and develop fixture designs, profile drawings, and prepare a detail design for the fit-out.

We will act as Contract Administrator or Employer’s Agent, ensuring the work is constructed in accordance with the design and the terms of the building contract.

We will undertake a thorough inspection of the works at completion, identifying any snags to be remedied. We will oversee testing and commissioning and certify practical completion when the project is completed in accordance with the contract. At the same time we will work with you to ensure operational readiness by the agreed deadline.

Post-completion we can carry out a post-occupancy evaluation, looking at sales figures against targets and talking to the sales team to identify any potential enhancements that can be implemented during future store development and added to the brand handbook.
